Functional Finishings

Insulation

  • R-20 insulation on exterior walls and R50 in ceilings. R-12 insulation on basement walls. 6 mil. poly over all insulated areas.
  • Form insulated sprayed around windows and doors.

Windows and Doors

  • ENERGY STAR rated vinyl casement windows with standard grille patterns as per plan. 2 year full warranty.
  • Slide windows in basement. White interiors.
  • Window colours in white, taupe or golden sable (optional colours available).
  • Energy star rated glass terrace doors as per plan.
  • Value plus series insulated garage doors.
  • Standard steel exterior doors as per plan (optional door styles available).

Drywall

  • 1/2″ drywall on interior walls in the living areas fastened by screws and 5/8” drywall on insulated ceiling.
  • Interior walls, ceilings and garage will be dry walled and tape ready for paint.
  • No drywall will be installed in basement, unless specified in contract.
  • All ceiling on the first and second floor to receive orange peel texture finish, besides the closets, pantries and bathrooms.
  • Decorative pillars (as per plans).

Paint Finish

  • All dry walled interior walls shall be painted with 2 coats with latex paint with roller and brush cutting application (1 coat sealer and 1 coat finish).
  • All walls to be painted from builder samples. With 3 colour options.
  • All wood trim and doors to be painted in semi-gloss. Eggshell paint in Kitchen and bathrooms.
  • Stain where applicable, 3 coats by brush application. Builder is not responsible for variations in stain colours shading due to grain variation in wood.

Electrical

  • 100 Ampere service, with copper wiring throughout.
  • Sealed electrical boxes used in all exterior walls and ceilings.
  • Installation 12- 4” pot lights (white Trim).
  • Installation of two weatherproof exterior outlets with ground fault detectors.
  • Decora light switches (white in colour).
  • 220 volt electrical outlet for dryer and stove.
  • Electrical receptacle for washing machine plus rough in dryer vent.
  • Combination Smoke and Carbon Monoxide detectors on each floor required by building Code.
  • Dishwasher outlet rough-in.
  • Dedicated electrical for refrigerator and microwave.
  • Bathroom and kitchen receptacles have ground fault interrupt.
  • Light fixtures allowance $1,000.00.

Mechanical

  • 95% High efficiency two stage gas value Amana furnace.
  • Programmable thermostat and high low return air venting system where necessary. Supplied with white registers and grills.
  • Efficient return air circulation and complete with Flow-Thru Humidifiers.
  • Central air conditioning unit to be either a 2,2.5 or 3 ton 13 Seer Amana GSX System.
  • Exhausted fans provided in all bathrooms as per builders code.
  • Central vacuum rough-in terminated in basement.
  • 33” Gas fireplace (customer to choose from builder samples).
  • Lifebreath 155Max HRV.

Plumbing

  • Water meter installed by London Hydro according London Hydro policy.
  • Water heater-installed of natural gas on a rented basis.
  • Two Exterior water taps.
  • Main bath: Mirolin acrylic tub/shower unit with tension shower rod, Mansfield low consumption water closet with seat and lined tank. 1 handle Moen faucet (as per plan).
  • Ensuite Bath: Vinyl liner for tiled shower with glass door, soaker tub to be installed on platform with ceramic tile with backsplash (customer to choose from builder samples). 1 handle Moen faucet (as per plan).
  • Powder Room: Mansfield low consumption water closet with seat and lined tank. Pedestal sink with 1 handle Moen faucet (as per plan).
  • Rough in for future 3 piece bath.
  • Taps and drains for washer with washer box.
  • Single plastic laundry tub with rough brass faucet (as per plan).
  • Floor drain in basement in close proximity to hot water tank and furnace.
  • White plumbing fixtures with Moen chrome finish faucets in all bathrooms.
  • Pressure faucet in all showers.
  • Rough in for future dishwasher.
